100 Point Post Construction Defect Inspection (PCDI)

Who?

SDSS’s 100 Point Post Construction Inspections have been tailored for Builders and Developers who are seeking to take initiative in responding to the inevitability of building defects and ultimately want to maximise the outcome and returns of their developments. We also provide a 100 Point Quality Assurance Certificate for each unit (see further below).

What? | Where? | When?

A Post Construction Inspection, as the name implies, is an inspection that is designed to be carried out at new developments. The best time to complete a Post Construction Inspection is when an Occupation Certificate has been issued for the building but before any building occupants have moved in. Upon completion, and rectification of any identified defects, we also provide a 100 Point Quality Assurance Certificate for each unit which serves as a vital part of any sales material to help you stand out from the crowd.

Our PCDI programme:

Our in-depth inspection is very extensive, and we spend on average between 45 minutes to an hour in each unit. This consists of visual inspections of the finishes in each unit as well as the common areas in the building. If required, we are also able to review a schedule of finishes for a building and incorporate this in our inspection process. Inspections are carried out from a ‘normal viewing position’ pursuant to the NSW Guide to Standards and Tolerances. The inspection includes CCTV inspections of wastes in bathrooms and balconies, fall of tiles to drains, measurement of tile lippage, temperatures of AC, airflow through exhaust fans, etc. All measurements are recorded and incorporated into our inspection report.

How

We will coordinate access with a nominated site contact. On the day of inspection, SDSS will attend the site and inspect each unit and all common areas of the premises. Once the inspection has been completed, we will prepare a comprehensive Inspection Report which will be formatted as follows:

  1. A detailed preamble will precede the defect report. This will summarize the inspection process, the report format and the building particulars including date of Occupation Certificate, building size and class.
  2. The defect report itself is very comprehensive and can be sorted by Units or by Trades as requested. If no specification is provided, the report will be formatted on a unit by unit basis.
  3. The report is not provided in the exacting litigation compliant format that is required by NCAT or the Courts so as to minimise costs. Should the need arise, we can prepare the necessary documentation from the information in our Post Construction Report.
  4. The defect report will identify each defect with a description, location identifier and a photo.

Once our defect report is issued and reviewed, we will agree on a timeframe to allow for rectification works to occur.

At the end of this agreed rectification period, we will re-visit the site and re-inspect the defects originally identified to
confirm the level of completion of each unit as well as common areas.

This report can be used as a sales tool for new buyers or as a tool for builders/developers to determine the release of retention for their contractors.
